Have your property taxes dropped? Appeal to VAB before 9/20/2010!

Well they should have, specially here in Florida.   If you recently purchased a property in foreclosure or even a short-sale odds are the previous owner paid way too much for it and you got a deal.  Now the taxes don’t necessarily adjust to your benefit once your make your purchase,  taxes on this property will be based on the higher price the previous owner paid for the property.   If this is your situation and you feel you should be paying lower taxes you have the right to appeal the matter to the Value Adjustment Board (VAB), this agency is independent of the Property Appraisers Office and they can review your appeal and make adjustments if you qualify.  The deadline for an appeal is September 20, 2010 so if  you are thinking about doing it you must act quickly,  after the deadline you will have to wait another year and will loose any reduction in taxes for the upcoming year.  You can go online to get forms at www.miami-dadeclerk.com/property._vab.asp.  or call 786. 331. 5321.

There are many buyers out there, many with cash ready to buy so if you find a unit, specially in the newer buildings were the price is amazing don’t think that it will be there for you in two weeks when you finally decide it was a good deal, odds are it will be under contract.  This is the second time this week  a unit at the Icon a client was interested in goes under contract.  Yes there is still inventory out there but not on the lower priced units those are selling fast!!  

The Icon is a great building and buying a unit in Tower III where the Viceroy hotel is provides the added bonus of getting into the hotel program.  If you are looking for a place to use for part of the year and be worry free on the rental for the other months than the hotel rental program will be a perfect fit.  Call me if you want more information on it.

 

In these past couple of weeks I have seen some really amazing numbers for 2 bedroom units at the Icon.  Just last week I saw a posting for a 2 bed/ 2 bath unit for $400k, I imagine that has already gone under contract by now but to think these were the same units that at pre-constructions you were paying almost double that number.  There have been lots of discussions and publications about how bad the condo market is and has been in Miami, but if you are a realtor in the Brickell area you may be thinking where are these folks getting their data from.  In my own experience I can tell you that every time I call on a unit  that is either a foreclosure or a short-sale priced to sell it will either be under contract or with multiple offers and most of the times with cash offers.

These past couple of days I have received many calls from students coming from out-of-state and out of country looking for housing.  Most of them have the same criterias they are all looking for a secure building, with great amenities, in a  good location for a bargain of a price.  Since I do specialize in Brickell and Downtown I will usually bring clients to buildings withing these locations and I think there are some really nice buildings which are truly ideal for students since they pretty much meet all their basic requirements.  Buildings like One Miami, The Club, The Avenue and Latitude are not only fairly new buildings but included in the rent aside from the standards like water, sewer and a parking these buildings also include basic cable and Internet.  Just on these 2 items the tenant can be saving almost $100.   All tenant has to pay for is electricity- I think this is the way to go without having to walk all over town looking for a bargain.
