What to Expect

Once you submit your form you will be contacted to schedule an appointment to preview the property you are considering listing for sale.  The reason an appointment is suggested is mainly because in order to provide an accurate CMA (Comparative Market Analysis) were I will provide specific market information such as past sales in the neighborhood, comparable properties currently for sale and possible sales price it is imperative to see the property.  It is possible to provide a CMA without viewing the property but I would not recommended it as it would not be the most accurate.

During this initial visit I will discuss with you my experience, my marketing plan for the property and important information on what you can do to help the property sell faster.  If your property had previously been listed with another agent and it did not sell we can discuss the reasons why it did not sell and provide information to help you understand what can be done so the outcome this time can be a positive one.

How much do Real Estate companies charge in commissions to list a property? The standard commission is a 6% of the sales price.  It is a known fact that properties sold through a Realtor will sell at a higher price than if sold directly by the owner and in a shorter time period.  Giving the property to a professional will save you time, money, aggravation and many headaches.

How soon after I sign the listing agreement will my property be listed on the MLS? Your property will be listed on the MLS withing 24 hours after we have a fully executed contract, if the contract is signed after 5pm on a Friday it will be registered the following Monday.

What happens if I am not ready to commit to listing it during the appointment? My objective during my visit is to provide information and make sure the seller has all the required tools to make an educated decision not to pressure the seller to sign a listing agreement.  I will leave all the literature with you including the listing agreement for your review and will call you back in a couple of days to follow up.

Will my property be handled by one agent or multiple agents? I will handle your listing personally from start to finish and I will be your contact person throughout the entire process.
